Los Feliz & 90027 electrician
for apartment buildings & homes
Our office is just over the hill in 90068, minutes from Los Feliz. We help owners and managers of 90027's older apartment buildings and homes with panel and service upgrades, insurance-required panel replacements, service calls and code corrections, with LADBS permits and LADWP coordination included.
What we find in older Los Feliz buildings
90027 has more than 450 apartment buildings of five units or more built between 1950 and 1985, plus older courtyard buildings and hillside homes from the 1920s on. Here's what that usually means behind the walls.
Courtyard apartments with unit sub-panels
Many 90027 courtyard and garden-style buildings have a small sub-panel in every unit, often Federal Pacific or Zinsco. Insurers flag these more every year.
Hillside homes and duplexes
In Franklin Hills and the streets above Los Feliz Blvd, long runs from the meter and tight access turn a simple upgrade into a planning job.
Buildings never wired for AC
Few older Los Feliz buildings were built for an AC in every unit. Worth checking before the 82° rule reaches the City of LA.
Ungrounded and cloth wiring
The neighborhood's oldest buildings still have 2-wire circuits and cloth-insulated wire behind original plaster.

Occupied buildings, narrow streets, one point of contact
Most Los Feliz jobs happen with tenants at home and parking at a premium. We plan the work unit by unit, give you shutdown windows to pass on, and handle the LADBS permit and any LADWP meter or service work. You deal with one person from quote to final inspection.
- Quotes from photos. Panel label, open panel and meter area are usually enough.
- Short, scheduled shutdowns. Power is off only in the unit being worked on.
- Permits and LADWP handled. We meet the inspector so you don't have to.
- Paperwork for owners and insurers. Photos, finaled permit and an itemized invoice.

Los Feliz & 90027 electrical FAQ
Which neighborhoods in 90027 do you serve?
All of it: Los Feliz, Franklin Hills, East Hollywood and the streets around Griffith Park. Our office is in neighboring 90068.
My insurance company says I have to replace my panels. Can you help?
Yes. We replace Zinsco, Federal Pacific and Challenger panels in occupied buildings, and give you the photos, permit and invoice your carrier asks for. Send the letter and panel photos for a quote.
Will my tenants lose power during the work?
Only the unit we're working in, during a scheduled window you can give tenants ahead of time. Full-building shutdowns are only needed for main service work, and we plan those with LADWP.
Do you work with managers who handle several Los Feliz buildings?
Yes. Many of our clients manage more than one building. We can quote them together, schedule them back to back, and invoice by building.
Is my building affected by the 82° cooling rule?
Not yet. The City of LA is still considering it. If you're planning to add AC anyway, we can check now whether your panels and service can handle it. Read our 82° guide →
